Privacy Policy

Last updated:

Ed Stephens of Coldwell Banker Realty ("we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect through this website, how we use it, and the choices you have.

Information we collect

We collect information you provide directly to us — for example, when you submit a contact or inquiry form. This may include your name, email address, phone number, the details of your request (such as the property you're asking about), and any message you choose to send.

We also automatically collect certain technical information when you visit, such as your IP address, browser type, device information, pages viewed, and referring website. This information is collected by the website itself and through cookies and similar technologies (see below).

Cookies and analytics

This site uses cookies and similar tracking technologies to operate the website and understand how visitors use it. We use Google Analytics to measure traffic and the effectiveness of marketing. These providers set their own cookies and process data according to their own privacy policies.

This website counts its own visits, without cookies and without storing anything on your device. For each page it records the page, the referring website, the type of device, an approximate location (the city, worked out from your IP address) and how long the page was in view, along with things like opening the photos or a video. Your IP address itself isn't kept, and these counts can't identify you or follow you to other websites. We use them to understand which pages and listings visitors find useful.

Some pages show maps or videos from other services, such as Google Maps or YouTube. Those services may set their own cookies when the map or video loads, under their own privacy policies.

To keep the site working, a few service providers handle technical information such as your IP address and browser type: Cloudflare Turnstile checks that forms are sent by people rather than spam bots, and Sentry helps us find and fix errors on the site.

This site doesn't currently change how it works when your browser sends a Do Not Track signal.

Most web browsers let you control or disable cookies through their settings. Disabling cookies may affect how parts of this site function.

Chat assistant

This website has a chat assistant. Its replies are written by AI (artificial intelligence), not by a person, and can be wrong, so please confirm anything important with Ed Stephens directly. Chats are saved: what you type and the assistant's replies are stored and shared with Ed Stephens, along with any contact details you leave so Ed Stephens can follow up. To write its replies, the chat sends the conversation to an AI provider (Anthropic), which processes it to generate the reply. Please don't share sensitive information, such as financial account numbers, in the chat.

Email newsletter

If you sign up for the newsletter, your email address (and your first name, if you give it) is added to Ed Stephens's email list. The list is kept in this website's system and, if Ed Stephens sends the newsletter through an email service, with that service as well. With your signup we record the page you signed up on, the wording you agreed to, the time and your IP address, as a record of your consent, and the email service may receive these too. Every newsletter email includes a way to unsubscribe, and once you do, the newsletter stops within 10 business days at most. You can also ask Ed Stephens to take you off the list at any time.

Reviews

If Ed Stephens sends you a private link to review their work, what you send there (your star rating, your review, the name you give and any line under it) is kept with the time you agreed to have it shown and your IP address. Ed Stephens reads it first, and once approved it's shown on this website with the name you gave. To have it changed or taken down, contact Ed Stephens.

How we use your information

  • To respond to your inquiries and provide real estate services you request.
  • To send you information, listings, or updates you have asked for.
  • To operate, maintain, secure, and improve this website.
  • To comply with our legal and regulatory obligations.

How we share your information

We do not sell your personal information. We may share it with service providers who help us operate the site and our business (such as website hosting, email delivery, spam protection, error monitoring, analytics, the AI provider behind the chat, the email service that sends the newsletter and the tools we use to keep track of inquiries), and when required by law or to protect our legal rights.

How long we keep information

Messages and requests you send through this website's forms, and chat conversations, are kept until Ed Stephens deletes them, so Ed Stephens can follow up and keep a record of your conversation. Your newsletter signup is kept while you're on the list; if you unsubscribe, a record that you did may be kept so you aren't emailed again. The IP address saved with a form, chat or newsletter signup is used to stop spam and repeated submissions.

Visit counts never include your IP address. To tell one visitor from another within a day, the site combines your IP address and browser details with a random code that is replaced every day and then deleted. Once the code is deleted, the counts can't be linked back to you or from one day to the next.

Your choices and rights

Depending on where you live, you may have the right to access, correct, or delete the personal information we hold about you, and to opt out of certain uses such as targeted advertising. California residents have specific rights under the California Consumer Privacy Act (CCPA), including the right to know, the right to delete, and the right to opt out of the "sale" or "sharing" of personal information. To exercise any of these rights, contact us using the details below.

Requests about your information

To ask for a copy of the personal information we hold about you (such as messages you've sent, chat conversations or your newsletter signup), or to have it corrected or deleted, contact Ed Stephens by email at edstephensrealestate@gmail.com or phone at (650) 208-1301. We may ask you to confirm it's you before acting on a request, and we'll let you know when it's done. We may keep information the law requires us to keep, such as records of a real estate transaction.

Third-party links

This website may contain links to third-party sites (for example, listing portals or social media). We are not responsible for the privacy practices of those sites and encourage you to review their policies.

Data security

We use reasonable administrative and technical measures to protect your information. However, no method of transmission over the internet is completely secure, and we cannot guarantee absolute security.

Changes to this policy

We may update this Privacy Policy from time to time. The "last updated" date below reflects the most recent revision.
