Selling the family home and moving to a senior community, on one timeline.

Ed coordinates the sale with the move: the evaluation, the clear-out, the preparation and the marketing, timed to a move-in date and in step with the trust or estate when there is one.

How it usually goes

Work back from the move-in date. Everything else falls into place behind it.

  1. 01

    The timeline

Start with the community's move-in date and the family's calendar, and work back to the day the home goes on the market.

  2. 02

    Evaluation

A written opinion of what the home will bring, so the move can be budgeted with confidence. Complimentary, with no obligation.

  3. 03

    Clearing and preparing

Ed orchestrates the removal of personal property, estate sales and donations, then the cleaning, painting and the repairs that pay back.

  4. 04

The sale, timed to the move

Marketing, showings and negotiation on the schedule the move allows, with a closing that leaves nobody between homes.

If the home is held in a trust

Most family homes are, and some moves follow a death or a conservatorship. Ed handles trust, probate and conservatorship sales and coordinates the valuation and paperwork with your attorney or trustee.

Frequently Asked Questions

Should we list the home before or after the move?

Usually once the move-in date is set and before the move itself, so the home can be cleared and prepared while the family settles. Ed will lay out both orders and what each means for timing and price.

Can Ed arrange the clear-out and the estate sale?

Yes. Ed orchestrates the removal of personal property, estate sales and donations, then the cleaning, painting and repairs.

What if the home is held in a trust?

Most are. Ed handles trust sales regularly and will coordinate the paperwork and the valuation with your attorney or trustee.

Does Ed help choose a community?

He knows the four above and others, and can tell you how each handles ownership, care and resale. The choice stays with you and your family.

Planning a parent's move, or your own?

Call Ed. He will walk through the timeline, what the home is worth, and what has to happen between now and the move, at no cost or obligation.
