Should I offer over asking price in Burlingame?
Often, yes, but not blindly. Available data suggests Burlingame homes are selling at an average of 104.6% of asking price, and the median list price is $3.459 million. Measures differ by source, so treat these as direction, not a promise.
In that kind of market, a list price is frequently a starting point. Study the comparable sales behind it before deciding how far over to go. With only 14 listings, a home you miss may not be replaced soon, so be ready to move quickly. Start with the Burlingame overview if you are still choosing a pocket.
Is Hillsborough's list price what homes really sell for?
Not always. According to local market data, the average sale price in Hillsborough is about $8.60 million, against an average list price of $11.47 million. The sale-to-list ratio is 98.7%.
Those averages blend very different properties, so judge each home on its own comps, not the headline numbers. Homes are selling in about 23 days on average, a figure in the same family as the median days-on-market series FRED tracks.
Supply is tight. There are 17 active listings, down from 21 a year earlier, which is roughly 1.6 months of supply. Only five new listings arrived in October. When choices are that limited, pre-approval and quick decisions matter more than haggling. Read more about Hillsborough before you tour.
How do I compete in San Mateo without overpaying?
Shop neighborhoods, not the whole city. Citywide averages hide too much. Aragon, San Mateo Park and Baywood each have a distinct streetscape and attract different buyers.
Compare street character and lot feel first, then price. Pull recent sales in your target pocket and ignore the rest. That keeps you from paying a premium based on a sale three neighborhoods away. The San Mateo page gives the wider overview.
What should I do before I make an offer in a fast market?
Three things:
- Get lender pre-approval in hand. As of the week of October 22, 2026, the 30-year fixed is 7.32% and the 15-year fixed is 6.68%. Know where you stand before you tour.
- Set your walk-away number ahead of time. It is much harder to do in the middle of a bidding situation.
- Tour with a builder's eye. My lifelong interest in architecture and construction shapes how I look at a house. Check the roofline, the foundation, any additions and the permits behind them. These affect value more than staging does.
Is land a smart alternative to buying an existing home?
It can be, but land trades on different rules. Entitlements, utilities, build costs and timeline all matter, and each can change the real price of the project. Budget for the build before you commit to the lot.
If you are willing to look just beyond these three towns, 45 Mission Trail Road is a current example of land on the market. For context on the setting, see Woodside.
How do I know which market I'm actually shopping in?
Run a comp review before you tour. Hillsborough may settle below list, Burlingame may close above it, and San Mateo can change from one neighborhood to the next. The same offer strategy will not work in all three.
After more than five decades on the Peninsula, I have learned that the list price tells you where a conversation starts, and the comparable sales tell you where it ends. If you want the broader basics, my earlier post on real estate tips for the three towns covers them.
